Below is a list of questions we get asked most frequently. 

 

How do I find out which properties are available?

Please click on "Rentals" above to see properties, details about each house and when they will be available. You can also view these on your phone at www.kbwip.com

 

How do I view a property?

Before you contact us about a property, please do the following:

  • Be sure you have not had any evictions on your record in the past 5 years
  • Ensure you have enough money for rent and the required deposits.  In most situations, the deposit is equal to the rent amount.  So, for example, if our website lists a house for $1500, then you will need twice that amount to rent it so that both rent and deposit are covered.  
  • You will also need a $200 water deposit.
    • Note: We do not accept PRC letters for initial deposits, but can write you a letter for you to use PRC for assistance as long as you stay current on your payments and can apply it to your account to help with your current or future balance.
  • Ensure you have the ability to put utilities in your name and that you are in good standing with the water, gas and electric companies in the area of the home. 
  • Be sure you can afford the rent.  Typical rule of thumb is that either your monthly income is 2.5 times the monthly rent amount, or that you have full or substantial coverage from other sources of income (Section 8, SSI, etc.).

If you meet all of the above criteria, you can schedule a time to see the house by emailing us at: kbwprops@gmail.com and write:

“This is (First Name, Last Name).  I have read your FAQ on the website and would like to see the house at (address).  My cell phone is (XXX) XXX-XXXX.” 

We can then coordinate a showing for you with one of our contractors.  Our contractors are NOT able to answer questions regarding the application process or the lease terms.   They are only able to answer questions regarding the features of the home.  If you need more information regarding application or lease terms, please refer to this document or contact us via email.

How do I apply for a property?

When you have walked through one of our properties and would like to apply, first be sure you have all the following information ready:

  • Photocopies of your Driver's License & Social Security card
  • Proof of Income (last 3 paystubs, showing year-to-date earnings and employer information, any other forms of income such as SSI, Section 8, etc.)
  • $35 application fee (per adult) - you can use a credit card on this website or it can be deposited to any Huntington Bank location - deposit to Account # 0189 337 0674 under the name KBW Investment Properties.  Let us know the date/time of the deposit.
  • Your prior addresses and landlord contact information

When you have this information ready, click on the “Apply Now” button on our website a www.kbwip.com to fill out the online application form. The normal turnaround time for an application is three business days.  At that time, we will contact you with additional requirements (varying depending upon property.)  Be sure you have filled everything out completely, including rental history, prior landlord contact information, and more, to avoid delays or problems with getting approval.

You must also upload a picture of your social security card and driver's license information to us along with the proof of income (last 3 paystubs, other proof of income such as Section 8, SSI, etc.) in the application or via kbwprops@gmail.com

After you apply be sure to deposit the $35 per adult according to the above instructions and let us know so we can run your application. 

 

Who must complete an application and what are the requirements?

All adults age 18 and over must provide photo identification and complete an application. The income requirement is 2.5 times the monthly rent. We will check your landlord and employment references to determine your ability to pay the rent on time and to take care of the property. You should also have minimum of 2 years employment history unless third parties (Section 8, SSI) will cover full rent.

 

How much is the application fee?

All individuals completing an application must pay a $35/adult (any occupant over the age of 18) non-refundable fee with the application.  This must be paid with a credit card during the application process on this website or deposited to any Huntington Bank location - deposit to Account # 0189 337 0674 under the name KBW Investment Properties.  Let us know the date/time of the deposit.  Using a credit card is much faster.

 

What does the application cover?

The application fee will cover the processing of credit, employment and residential history.

 

What if my application is denied?

The application fee is spent when we process the background check and is non-refundable.  You will be notified via email with the reason(s) the application has been denied by our screening system.

 

How much is the security deposit?

The security deposit is equal to one month's rent. There is also a $200 water deposit.  The security deposit is due in order for you to reserve the property after approval and must be deposited to the Huntington Bank account that we will provide for your specific home.

 

Is my holding deposit refundable?

In the event the application for residency is not approved or accepted, or if the residence is not ready for occupancy on or before agreed move-in date, the holding deposit will be returned to the applicant. If, however, the applicant is approved, agrees to a move-in date, and the property is removed from the market, and the applicant then fails to sign the rental agreement, fails to provide the additional funds required for occupancy, or does not take occupancy on the agreed upon scheduled move-in date, the holding deposit will be forfeited. The holding deposit shall be applied toward the security deposit or rent when the rental agreement is signed.

 

Are there any pet fees?

Some homes allow pets, except pets over 60 lbs and breeds listed by law as being threatening (e.g. Pit Bulls, Rottweilers, etc.). Pet deposit is $250 and pet fee is $50/month per pet.  Pets must be listed on the lease.

 

What will I owe at move in?

The balance of the one-month's rent, the security deposit and the $200 water deposit and any initial pet fees or other agreed-upon items are due at move-in regardless of the day of the month. If you move in during the middle of a month the prorated rent charge will be due on the first day of the second month you are in the property.

 

Is a personal check acceptable for my first month's rent and the security deposit?

No.  We now handle all deposits and rents through our website or Huntington Bank.  Each of our houses has their own account.  After you move in, most of our tenants will pay through this website with their own secure login.  Other tenants will have access to depositing their rent to a specific Huntington Bank account we have for each property.  This ensures that money is not lost in the mail, avoids delays, and provides clear accountability to both parties since both will have a receipt from the bank of every transaction.

 

What are the standard lease periods?

Standard leases are for a period of 12 months.

 

When is the rent due / What is your payment policy?

All rent is due on or before the first of the month, late on the 2nd with a grace period through the 5th. If any balance remains due from rent, utilities, damages, etc after the fifth of the month, then the tenant is additionally charged with a late fee of $95.  Tenant accounts must also be at zero with no money due by the 5th of the month in order to avoid late fees.

Please be sure you have deposited your payment by the 1st of each month in order to avoid any possibility of late fees.  

If you'd like to receive a copy of your Rent/Payment Ledger or see your current balance, please use the email address you indicated on your application and log into our tenant portal on this website to see your lease ledger.  Please note that some payments you make might take 2 business days for it be applied since most payments do not show up in our account the same day. 

 

Who do you contact if you need to discuss your rent?

Please contact our office via email at kbwprops@gmail.com first with details about your request.  We will respond with details or contact you via phone with 24-48 hours.  If you have an emergency, then you can text the handyman or the property manager using the phone number we provide when you become a tenant.

 

Do you run a credit check on every applicant?

We do run a credit check on all our applicants, even when your credit is good. This process is necessary for us, and a benefit to our applicants in that a credit check can sometimes uncover false, incorrect or outdated information in your credit report that you will want to address.

 

What about bankruptcy?

If you are currently in bankruptcy, we cannot rent to you. If you have a previous bankruptcy, but have since firmly re-established your good credit, we are willing to be flexible, but it is likely that you will need to not only cover first month rent, security deposit but also last month rent to ensure the risk is covered. What about smoking?

We do NOT allow smoking inside of any property that we manage. Smoking can damage sensitive building materials and become an allergen to the tenants that occupy homes after the smoking party has left. By smoking inside of the property, you run the risk of eviction and lawsuit. Therefore, this policy is in force for any tenant that allows any smoking inside their residence. This includes, friends, family, guests, etc. If you are a smoker, or nonsmoker, and do not wish to pay for property damages that come from smoking, please do not allow smoking in your residence.

 

What About Roommates, Visitors, and Sub-Leasing?

Roommates will be subject to the same move-in procedures, background checks and requirements as our primary tenants. Roommates may not be moved in without prior written permission and a thorough check is completed.  Sub-leasing is not allowable for any reason.

 

Do you rent month to month?

We only rent month to month after an initial lease agreement (1 to 2 years).  If you choose to not renew the normal lease terms, we can discuss allowing the lease to go month to month, but usually with a market rent adjustment after the initial term.
