TENANT GUIDELINES/RESPONSIBILITIES

PLEASE READ WITH YOUR FAMILY

 

Please read each of these items carefully to avoid unnecessary fees:

 

1) Do NOT flush anything down a toilet except for human waste and toilet paper.  NO FEMININE PRODUCTS, PAPER TOWELS OR BABY/ADULT WIPES OF ANY KIND, NOT EVEN IF THEY SAY “FLUSHABLE” BECAUSE THOSE STILL CLOG PIPES.  If a plumber needs to be sent for a clog and these items are detected, then the tenant will be responsible for the cost of the service (usually $240 to $440).  $95 minimum if it’s one of our own workers.  Please discuss this with everyone in your household.  Do not put grease/oil, rice, oats, or anything else that expands down your sink – these also apply as above and can cause clogged pipes.

 

2) Remember to change your furnace filter EVERY MONTH that either heating or cooling is occurring in the home.  Most furnace repair issues are related to dust/dirt causing failures.  If a furnace repair is needed and related to this issue, the tenant is responsible for paying the repair bill.  Please take this seriously.  If we need to send someone out to change your filter for you, it’s a $75 fee, so please ask a friend or see a YouTube video to find how easy it is to buy new filters and change them out each month when you pay the rent so you don’t forget.  PLEASE watch this short video: https://youtu.be/sOcfx5o9-B4

 

3) Avoid getting Mice, Snakes and Roaches by keeping trash covered, lawn mowed (mice and snakes will come to a house with tall grass), food sources sealed/covered (even dog/cat food dishes at night), and a clean house including no food residue on dishes in the sink at night (mice and bugs will eat right off the plates and will bring their friends).  A clean house is very important to avoid future issues with mice, snakes and roaches.  If extermination is needed and appears related to any of the above issues, then the tenant will be responsible for extermination costs.  Please take cleanliness very seriously.

 

4) Clean your gutters!  Maintain your fences, trim back trees and bushes, don’t park in the grass.  Please confirm that your downspouts are functional and run the water away from the house.  If any issues with the gutters or downspouts, please take a photo and open a maintenance request through the tenant portal (this website).

 

5) The lease requires that you have all carpeting professionally cleaned each year

 

6) Clean your Air Conditioning Condensing Unit each spring (not window unit) if you have one, and you feel it’s not creating enough cold air, then the first thing to do is to ensure that you have installed a new furnace filter in your furnace (that’s where the air-conditioned air blows through). The 2nd thing to do is to look at the tiny fins on the outside air conditioner unit (condenser) and use a garden hose to spray off any grass, fluffy seeds, leaves, or anything else clogging it up on each side.  If it is not clean, then it cannot get rid of the heat and your house will not cool down.  YouTube has many videos on cleaning AC condenser with a garden hose. 7) If your phone number changes, contact your landlord at kbwprops@gmail.com and notify to update your file.  You must be able to be reached in case of lease/payment issues or emergencies. 

8) Do not store vehicles, tires, or other inappropriate objects in the yard.  The City of Columbus will fine you for doing so.

9) Keep your bathroom floor dry (no piles of wet towels) to avoid issues with mold or mildew.  If using a shower, be sure to properly use a shower curtain so no water gets on the floor.

10) Keep basement floors clear of piles of clothing or valuable items.  Even if you have a dry basement, any home can have a sewer backup or temporary issue with drainage.  Keep your items off the floor or in plastic tubs to protect them.

Please be sure you set up your login to our website so you can pay rent online (no fees for bank-to-bank transfers) and it also allows you to make Maintenance Requests easily and see your account balance at any time.  Just go to www.kbwip.com to the “Resident Sign In” section, Click “Forgot your password?  Request a new one” and set up your email and a new password, then you can log into the system any time!

These are all very important points.  Feel free to tape this letter to the inside of one of your kitchen cabinet doors for future reference.  You should also write down your furnace filter size so you know what size to get and buy extras near your furnace (16x25x1, 20x20x1, 20x25x1, or some size like these).  Let us know if you have any questions.  Have a great month and stay safe!
